Sanger is an 1880s Santa Fe railroad town on I-35 north of Denton, so it combines a small older townsite core with newer subdivisions and surrounding acreage tracts. Ray Roberts Lake and its state park units lie just east of town, and the surrounding land is sandy post-oak country rather than open prairie.
This is Cross Timbers ground — sandier loam sitting on clay. It digs more kindly than the black prairie further east, but the sand drains onto clay that does not, so grading and drainage get solved before a single stone is set.
