Close to Lewisville Lake, The Colony mixes original lots with newer infill. On the older yards, drainage usually needs fixing before anything else can go in.

This is Cross Timbers ground — sandier loam sitting on clay. It digs more kindly than the black prairie further east, but the sand drains onto clay that does not, so grading and drainage get solved before a single stone is set.

In The Colony the job is reviewed by the Building Inspections Department, and we file and follow the permit through that office ourselves.
